The RBC Gateway Tower is the City of Minneapolis’ newest crown jewel. Standing as the centerpiece for downtown’s storied Gateway District, the 508-foot building includes 531,000 square feet of office space, a 222-room Four Seasons Hotel, and 34 luxury condos. Further, the development will pay an estimated $6.5 million annually in property taxes that support city services, schools, and parks. A key contributor in that effort is Pohlad Companies, which is leasing a sizable portion of RBC Gateway’s workspace.

Pohlad Companies approached Snow Kreilich to design a consolidated office space to accommodate five distinct yet interrelated companies: Pohlad Companies, United Properties, Carousel Motor Group, Pohlad Family Foundation, and Pohlad Investment Management. Collectively, these organizations will occupy 70,900 square feet of leasable space on floors 5, 6, and 7 of RBC Gateway Tower.

While all five tenants on the lease may be professionally tied, maintaining the unique brand identify of each business was an important design consideration. Achieving this required a deep understanding of each entity’s daily functions and collaborative culture, technology needs, expected number of daily visitors, privacy and safety goals, and much more.

The ultimate goal is to provide the companies—individually and collectively—a world-class office environment to support their staff and business objectives. NTH, acting as the client representative and project manager, worked with the five organizations to develop the following project vision: We will create a human experience within our space that is innovative, energetic, and dynamic where people want to work and that supports collaboration, communication, and future growth.
